Starting on January 15th, 2025, CMHC will be approving low-cost loans of up to $80,000 for the purposes of building (or renovating) a secondary suite within a home. The early guidance describes a 15 year repayment period and an interest rate capped at 2%. More details to come.
Structured as a 5 year forgivable loan for homeowners willing to add affordable housing units to their home. Those who qualify can receive up to 50% of the cost of renovations (to a maximum of $40,000).
Although the final details have yet to be rolled out, the federal government has promised a new homeowner refinance program for larger suite renovations and detached builds of up to 4 units starting in January of 2025. As currently introduced the total market value (including the improvements) cannot exceed $2,000,000.

CMHC's purchase-plus program is a decades-old feature that allows insured homebuyers to add the future cost of renovations to their initial mortgage & purchase.
